Door and window schedules: deducting openings, reveals and architraves

Use the door and window schedule, not the plan by eye, for every opening: deduct width × height from the wall it sits in (an internal door comes off both rooms), measure window reveals around the opening, and architraves as head plus two jambs for each face in scope. Where a size is missing or the schedule and plan disagree, raise an RFI.

Reading the schedule

Each opening on the plan carries a tag (D01, W03) that points to a row in the schedule with its width × height. Check whether the sizes are the leaf, the frame or the structural opening — schedules differ, and it changes the deduction. If the schedule doesn’t say, ask.

Deducting openings

Deduct each opening from the wall it sits in. An internal door opens between two rooms, so it comes off the wall area of both. For painting, both faces of an internal door wall are painted, so the deduction applies on both sides too.

Window reveals

A reveal lines the sides of the opening. We measure the full perimeter of each window — head, sill and both jambs. For openings that run to the floor — doors, sliding and stacker doors — there is no sill, so count three sides. State the rule you use in your assumptions.

Architraves

An architrave around a door is the head plus two jambs: for an 820 × 2120 door that is 0.82 + 2 × 2.12 = 5.06 m per face. Decide whether your scope covers one face or both and write it down; it doubles the quantity.

Doors with no size, and schedules that disagree

Robe and cavity-slider doors are often missing from the schedule. Use a stated default (we use 820 × 2120 mm for an internal door) and list it as an assumption. If the schedule and the plan disagree — a door drawn but not scheduled, or a size that doesn’t fit the wall — raise an RFI before the price goes out.

Worked example

The made-up ground floor from the plasterboard guide has three doors and three windows.
